Tips for Maintaining the Exterior of Your Apartment Building

If you own a small apartment building, you may not hire a management services to maintain it and may decide to do all upkeep and repairs yourself. This will mean that you're responsible for keeping the property's exterior both safe and attractive, which might be more work than you realize. If you've never had experience in doing this before, note a few suggestions for how to properly maintain your apartment building and the grounds.

Add recycling bins and a lid for the trash bin

If you add recycling bins by the trash bins, this will not only help reduce waste that winds up in landfills but will also help reduce the amount of trash that winds up in your main trash bin! If you can encourage your tenants to sort their trash and put recycling in the proper bin, this can mean less trash that goes in the bin and fewer times you need to have that bin emptied throughout the month. Your rubbish removal service may charge less to empty both trash and recycling bins during one trip than what they charge for multiple trips needed to repeatedly empty the trash bin itself. This can also mean less trash that spills out of the bin simply because it's full.

Getting bins with secure locking lids and side doors that slide open instead will also reduce the risk of trash blowing away. This can happen even if the bin isn't overly full, so opt for a locking lid and side walls to keep the apartment grounds safe and attractive.

Designate a pet area

If your complex allows dogs, you may find that some owners don't pick up after them, and this can mean an unsightly and downright dirty exterior for your complex. To contain this problem, designate a spot for pets; add a secure fence so dogs can run free, and this might encourage tenants to use that area. They may not always pick up after their pets in your new enclosure, but at least the problem will be contained to one spot on the grounds.

Fill cracks in surfaces quickly

Once you notice concrete walkways or an asphalt parking lot starting to crack, spall or otherwise show damage, address it immediately. Don't wait until the area is actually buckled or chunks of the concrete or asphalt break away, as this is dangerous and unsafe. Walk the property every week or even more often in order to inspect all those surfaces, and be sure you always have lots of patching compound on hand so you can correct these problems the minute they're visible.
